Quick answer: An end of lease clean in Sydney with Simply Maid costs $423 for a 1 bed, 1 bath home, $455 for 2 bed, 1 bath and $519 for 3 bed, 2 bath. Those are fixed prices including GST and the Care & Cover fee, for an empty home that has been kept on top of, with the oven, inside cupboards and interior windows included. A home that needs a proper reset adds up to $191; walls are wiped to remove marks, and full wall washing, a balcony, garage or blinds are extras, and carpet steam cleaning is a separately selected extra. A home that needs more than a proper reset can add extra hours at $93 per cleaner-hour. The price is the same in every city we serve.

Market check
What do Sydney companies charge for an end of lease clean?
Nine Sydney companies publish end of lease prices: with GST added where a price leaves it out, one bedroom runs from $329 to $440, two bedrooms from $390 to $605 and three bedrooms from $430 to $880; the table shows our live price for each home size alongside those dated quotes.
The spread is mostly scope. Eight of the nine include the oven; none includes carpet steam cleaning, which Sydney companies charge at about $40 to $90 a room. Four state that their prices include GST, one quotes without it and four don't say.
Watch for fees that only show up in the fine print: a few Sydney companies pass on parking costs, charge $30 to $60 to collect keys, add $50 for a same-day clean or $50 to $75 for a second storey. "100% bond back" offers we read meant a free re-clean, usually within 72 hours and usually with the agent's report as evidence.
Three Sydney price lists share their wording and add-ons almost word for word but have different prices and addresses; we list them separately but read them with that in mind.
End of lease clean. None of these published prices meets all comparison requirements, including stated bedrooms, bathrooms and GST treatment, so we list them without counting cheaper or dearer. Also listed, not counted: 26 without stated GST treatment and 21 starting prices.

Published prices read from each provider’s own website on 12 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it; an ex-GST price is compared with 10% added. A price is counted as lower or higher only when it is a stated price for the same bedrooms and bathrooms and is not a regular-visit rate. A page that doesn’t mention a task tells us nothing about whether it is included. Comparison guides (including several ranking for Sydney searches) and marketplace estimates are left out: their figures are compiled from each other and from no stated jobs.
What does our price include?
The oven, range hood, inside cupboards and drawers, the dishwasher and interior windows and tracks are included; full wall washing, a balcony, the garage and blinds are extras. A home with some build-up costs $96 more, and one that needs a proper reset $191 more.

What should I set aside for the complete job?
Start with the home clean and its condition allowance, then check any additional carpet or furnishing work before comparing final totals.
Price the areas you need using carpet cleaning costs in Sydney and, if relevant, upholstery cleaning costs in Sydney. Do not add standalone checkout totals together: ask for one combined quote so minimum charges and fees are handled correctly.

What makes Sydney quotes differ?
Mostly what is included, but Sydney adds its own: units with no parking or a building that needs a lift booking, double-storey homes, and agents' re-clean bills that arrive after you've paid a cleaner.
Apartments and access
In a unit block the cleaner needs a park and a way in. We don't add parking costs, but you need to arrange building access, a lift booking if the strata requires one, and visitor parking if there is any. Some companies charge for parking or key collection; ask.
Storeys and size
Several Sydney price lists add $50 to $75 for a second storey or price double-storey homes separately. Ours prices by bedrooms and bathrooms only.
An agent's re-clean bill
If the agent sends a cleaning bill after you've moved out, ask for the invoice and the exit condition report. In NSW a landlord claiming your bond must give you the condition report and the quotes, invoices or receipts behind the claim within 7 days.

Ask each provider for the same written scope, pricing unit, frequency, minimum and full total. An unstated inclusion or GST treatment is unknown. A starting price, historical bill and current fixed quote are different kinds of evidence.

Do you need a professional clean in NSW?
No. In NSW you must leave the home in a reasonable state of cleanliness compared with when you moved in, apart from fair wear and tear; a lease can't require professional carpet cleaning unless an indoor pet was approved.

What if the agent says it isn't clean enough?
Ask for the evidence: a NSW landlord claiming your bond must give you the condition report and the supporting quotes, invoices or receipts within 7 days, you have 14 days to respond, and NCAT decides if you can't agree.
Most NSW bonds are settled without a fight: in 2024–25, 69.9% of refunds were agreed by both sides and only 1.7% were decided by an NCAT order (Rental Bond Board). Keep dated photos of the home after the clean, matched to the rooms in your entry condition report.
If something on our checklist was missed, tell us within 48 hours of the clean, with photos if you have them. We schedule a re-clean of those items at no cost, completed within seven business days of the original clean, and if it is still not right we give a fair credit or refund (terms). Book the clean a few days before the final inspection so there is time for that. It is a re-clean promise, not a bond guarantee: nobody can promise the outcome of a bond claim.

How much is a bond clean in Sydney?
With Simply Maid, $423 for a 1 bed, 1 bath home, $455 for 2 bed, 1 bath and $519 for 3 bed, 2 bath, fixed and including GST, for an empty home that has been kept on top of, with no extras or discount code.
Is end of lease cleaning dearer in Sydney?
Not with us: our price is the same in every city. Other companies' Sydney price lists were higher than those we found in Perth, Adelaide and Canberra for the same size of home, though the spread within each city is wide.
Do I need professional carpet cleaning in NSW?
Only if your landlord approved an indoor pet and made carpet cleaning a condition that suits the pet. Otherwise a NSW lease can't require it. Vacuuming is included in the house clean; if you need professional carpet cleaning, select it separately in booking and check availability.
I've rented for ten years. How clean does it need to be?
Clean, compared with the condition report from when you moved in, allowing for fair wear and tear, which grows with time. Faded paint and worn carpet are wear; grease, grime and marks you can clean off are not.
Does it cost more on a Saturday or in January?
No. Our price is the same on any day and in any month, and the same for a unit, townhouse or house. The only date-related charge is a same-day booking fee, which booking asks you to accept first.
How long does an end of lease clean take?
We book 4h 30m of cleaner time for a 1 bed, 1 bath home, 4h 50m for 2 bed, 1 bath and 5h 30m for 3 bed, 2 bath. Two cleaners share that time, so they are on site for about half as long; a home that needs a proper reset adds up to 2h, and extra hours can be added at $93 per cleaner-hour.
How we worked out these figures
Today's prices come from our live booking calculator, Sydney market prices from local companies' own websites (read 12 October 2026), and history from our completed bookings, each labelled where it appears.
Prices are read from the same calculator the booking form uses each time this page is shown; it has no location input, so they are the same in every city. Market prices are those Sydney companies publish on their own websites for end of lease cleans of 1 to 4 bedrooms; we leave out comparison guides, marketplace estimates, copied or network tables, pages dated before 2025 and prices that include carpet steam cleaning, and we never average the ends of a range. Booking history is from our previous platform (December 2015 to March 2025); a median needs 30 bookings from 20 customers and a share needs 30. The national guide sets out the method in full.
