Melbourne cleaning prices

How much does house cleaning cost in Melbourne?

Quick answer: A one-off standard clean of a 3 bed, 2 bath home in Melbourne — the size we clean most often there — costs $317 with Simply Maid today, or $271 a visit fortnightly. Deep cleans start at $329 and end of lease cleans at $423. Prices are fixed by bedrooms and bathrooms, include GST, supplies and the Care & Cover fee, and are the same in every city we serve; how much attention the home needs, and any extras, can add to the first visit.

Carpets and furnishings need separate selections. Check carpet cleaning prices in Melbourne for area allowances and minimums, or upholstery cleaning prices in Melbourne for couches and chairs.

Use the same home size, condition, extras and frequency when comparing quotes. Our current calculator prices do not carry a city premium; local historical booking figures describe the work customers booked, not a surcharge for living here.

By area

Does the price change by suburb in Melbourne?

No. Our prices are the same in every suburb and every city; what differs between areas is the size of home people book.

We have recorded enough Melbourne cleans to describe some areas, but not every one. The table compares areas by the homes booked there and turns the most common size into today's price. We don't add travel or parking charges by suburb.

Regular cleaning

Is regular cleaning cheaper in Melbourne?

Yes. A weekly standard clean costs $178 a visit for a 1 bed, 1 bath home, against $221 one-off, because regular visits carry a discount of up to 20%. The table shows the price per visit and over a year.

Regular visits keep the home at a level that takes less time to maintain, which is what the discount reflects. Plans can be paused or changed in your account. If you are weighing it up, see is it cheaper to hire a cleaner or clean yourself?.

Not sure which schedule suits your household? Weekly, fortnightly or every 4 weeks compares them, with what each costs over a year.

AUD per visit, including GST and the Care & Cover fee. Simply Maid list prices from our booking calculator for a home that has been kept on top of, with no extras or discount code. A year assumes every visit goes ahead at the regular price: 52 weekly, 26 fortnightly or 13 four-weekly visits, with no skips. Your first-year count depends on the start date and changes to your plan. Extras, and a first-visit charge for a home that needs more attention, come on top. Deep cleans are offered one-off or every 4 weeks; end of lease cleans are one-off.

The first clean

Why can the first clean cost more?

Only if the home needs more attention. A one-off clean of a 3 bed, 2 bath home with some build-up costs $96 more, and one that needs a proper reset costs $190 more. On a fortnightly plan the 15% plan discount applies to the first visit too, so it rises by $81 or $161. Later visits return to the regular price.

AUD per visit, including GST and the Care & Cover fee. Simply Maid list prices from our booking calculator, with no extras or discount code. Each total is the booking calculator’s own result for these choices. The listed charge is not the amount a total rises by: on a one-off clean $93 adds $96, because the Care & Cover fee includes card processing and totals are rounded; on a fortnightly plan the 15% plan discount also applies to it on the first visit, so it adds $81. Time allowances are shown before recurring frequency adjustments. The charge applies to the first visit only, because that is the visit that clears the build-up; later visits return to the regular price.

What you're paying for

What do standard, deep and end of lease cleans include?

Each service has a fixed checklist, and the price covers that checklist for your home size.

Illustration: bathrooms are on every checklist; a standard clean wipes benches and surfaces, while a deep clean adds vanities and tile grout.

Standard clean

Routine upkeep of kitchens, bathrooms, bedrooms and living areas: benches, surfaces and floors, with floors vacuumed and mopped. It suits a home that is cleaned regularly. Inside the oven, fridge and cupboards and interior windows are optional extras. See the standard clean checklist.

Deep clean

A more detailed clean for built-up grime, with more time per room. Cleaning inside the oven is included. Cleaning inside the fridge and inside kitchen cabinets and drawers is optional and costs extra. The dishwasher, bathroom vanities, range hood, tile grout, skirting boards and window sills and tracks are also on the detailed checklist. Interior window glass, wall washing, blinds, balconies, garages and laundry are extras. See the deep clean checklist, or Melbourne deep cleaning prices by home size and frequency.

End of lease clean

A clean for a home you are leaving or moving into, priced one-off. Cleaning inside the oven, inside the fridge and inside kitchen cabinets and drawers is included. The checklist also covers interior window glass, inside wardrobes and wiping marks off walls. Wall washing, blinds, balconies and garages are extras. Carpets are vacuumed. Professional carpet steam cleaning is a separately selected extra for deep and end-of-lease cleans, or a standalone booking (Melbourne carpet cleaning prices). See the end of lease checklist. “Included” means the task is on that service’s checklist at no extra charge; “not offered” means it is neither on the checklist nor bookable as an extra for that service. Listed prices include GST. Because the Care & Cover fee includes card processing, which grows with the total, an extra adds a little more than its listed price: the $46 inside oven deep clean extra adds $47 to a 2 bed, 1 bath one-off. Extras on a regular plan are charged on the first visit unless you add them again, except eco & green cleaning products, which is charged on every visit. On completed cleans since our current booking platform began in April 2026, 23% of standard cleans (129) and 38% of deep cleans (90) added at least one paid extra.

What do other Melbourne cleaning companies charge?

Here is what other Melbourne companies publish for the same services, beside our price for the same home today.

Few Melbourne companies publish a regular-clean price list by home size; most quote by the hour, and one hourly rate we found is for weekly or fortnightly visits only with you supplying the products. End of lease prices are published widely.

Prices below are as each company publishes them, checked on the date shown. We count a price as lower or higher than ours only when it states GST treatment and is for the same bedrooms and bathrooms; "from" prices, regular-visit rates and hourly rates are listed for context, not counted.

Standard clean. None of these published prices meets all comparison requirements, including stated bedrooms, bathrooms and GST treatment, so we list them without counting cheaper or dearer. Also listed, not counted: 1 without a bathroom count.

End of lease clean. Of 2 published prices from 1 company for the same bedrooms and bathrooms as a home we price, both are lower than ours. By their own pages, 1 company charges extra for the fridge and interior windows, which our end of lease clean includes. Published prices read from each provider’s own website on 12 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it; an ex-GST price is compared with 10% added. A price is counted as lower or higher only when it is a stated price for the same bedrooms and bathrooms and is not a regular-visit rate. Price questions

Melbourne cleaning price questions

Is cleaning more expensive in Melbourne than in other cities?

Not with Simply Maid. Our prices are the same in all seven cities we serve, so a home in Melbourne costs the same as the same home in any other city. Other companies set their own prices.

How much does it cost to clean a 3 bedroom house in Melbourne?

A one-off standard clean of a 3 bed, 2 bath home costs $317; a 2 bed, 1 bath home is $253 and a 4 bed, 2 bath home $349. Regular visits cost less per visit.

Do I need to supply cleaning products or equipment?

No. Your cleaner brings the supplies and equipment for the service you book. If you have a sensitive surface or a product you'd like used, tell us before the visit.

Do you charge more on weekends?

No. The price is the same on any day a cleaner is available. The only date-related charge is a $40 same-day fee, which booking asks you to accept before it applies.

When do I pay?

You pay after your clean. We may place a temporary security hold on your card before the visit; it is not a charge.

Can I cancel or change my booking?

Yes. Cancellation is free up to 24 hours before your clean. Inside 24 hours a fee may apply under our booking terms.

What if something is missed?

Tell us within 48 hours of the clean, with photos if we ask for them, and we arrange a free re-clean of the missed areas within seven business days under our booking terms.

Do you add parking or travel charges?

No. We don't add parking or travel charges anywhere in Melbourne. If your building has no visitor parking, add parking instructions when you book.

By the hour

How much does a cleaner cost per hour in Melbourne?

Simply Maid doesn't charge by the hour: the price is fixed for your home before you book. Few Melbourne companies we checked publish an hourly rate.

An hourly quote only becomes a price once you know the hours. Ask how many hours they expect for your home, what the minimum is, and whether GST and products are included. The table shows the time we book for one cleaner by home size.

Planned time: what one cleaner would spend on a home that has been kept on top of, with no extras. A team of two shares it, so they are on site for about half as long; the price does not change. Elapsed time on site: on 170 recent cleans with check-in and check-out times from our cleaner app, it was a median 99% of the visit's scheduled window (middle half 78–115%); a team's window is shorter because the work is shared. Measured labour: every cleaner's clocked time added together came to a median 2h 47m for a standard clean, across 92 of those visits.

End of lease

How much is an end of lease clean in Melbourne?

An end of lease clean with Simply Maid costs from $423 for a 1 bed, 1 bath home and $519 for a 3 bed, 2 bath home (the size we clean most often there), with the oven, fridge, interior windows and inside all cupboards and wardrobes included.

Carpet steam cleaning, wall washing, garages, blinds and balconies are extras. Check your entry condition report and your agent's checklist before you book; Consumer Affairs Victoria explains what tenants must leave behind in VIC. For local price lists, what our Melbourne bookings show and VIC bond rules, see end of lease cleaning prices in Melbourne; for the full checklist and booking, see end of lease cleaning in Melbourne.

How pricing works

How do cleaning needs change the first clean?

Your home’s cleaning needs can add time or a charge to the first visit. The live table compares the first clean and later visits for the same home.

Your first clean can cost more than the cleans after it. Here's why, and how to choose the right option.

Take the home we clean most often in Melbourne: three bedrooms, two bathrooms. A one-off standard clean is $317, for a home that's been kept on top of.

If it hasn't been, your cleaner needs more time. So when you book, we ask about your home's cleaning needs.

Some build-up, like a film of grease near the stove, or soap marks in the shower, adds about an hour.

Proper reset, like baked-on grease, or heavy soap scum, adds about two hours.

This home, a one-off clean, becomes $413, or $507.

That extra time is charged once, on the first clean. Here's the calculator for the same home, every two weeks, with the welcome offer removed.

Kept on top of, $271 a clean. Some build-up, $352 for the first clean, then $271.

Proper reset, $432, then back to $271.

If you choose a proper reset, the calculator also suggests making that first visit a deep clean. It's your choice, and your regular cleans stay standard.

Pick the description that matches your kitchen and bathroom today. It's how your cleaner gets the time the job needs.

Comparing quotes

What should I check when comparing cleaning quotes?

Check what the price covers before you compare totals: hours, GST, inclusions, supplies, surcharges and what happens if something is missed.

Two quotes for the "same" clean can describe very different jobs. Before you compare totals, check:

  • Fixed price or hourly rate? For an hourly quote, ask how many hours they expect and whether there is a minimum of two or three hours.
  • Is it a "from" price? A starting price usually describes the smallest home in the best condition.
  • Is it for one visit or a regular plan? Weekly and fortnightly rates are lower than a one-off clean, ours included.
  • Does it include GST? A price quoted ex GST is about 9% lower than the same price with GST.
  • What is on the checklist? The oven, fridge, cupboards and interior windows are extras with some providers and included with others. For an end of lease clean, check carpets and wall marks.
  • Who supplies products and equipment? Some low hourly rates assume you supply them.
  • What surcharges apply? Weekends, public holidays, same-day bookings, a second storey, pets, parking and furnished homes are priced separately by some providers.
  • What happens if something is missed? Check how long you have to report it and the conditions, such as photos or an agent's report.
  • What does cancelling cost? Compare the notice period and fee.

Comparing Melbourne services? Cleaners in Melbourne compared sets the main ones side by side, from their own published terms.

Compare the whole clean. Keep unanswered conditions beside the price.

Ask each provider for the same written scope, pricing unit, frequency, minimum and full total. An unstated inclusion or GST treatment is unknown. A starting price, historical bill and current fixed quote are different kinds of evidence.

Value for money

What does a Simply Maid price include, and who does it suit?

A fixed checklist for your home at a price you see before you book, with GST, products, insurance and a free re-clean if something on the checklist is missed. It suits people who want that certainty more than the lowest hourly rate.

What our price includes

  • A fixed price for your bedrooms and bathrooms, shown before you book, with GST and the Care & Cover fee in it. Many providers also publish fixed prices, so compare the checklist as well as the total.
  • The same price on any day a cleaner is available. The only date-related charge is a $40 same-day booking, which you accept first.
  • Your cleaner brings the products and equipment, as most cleaning companies do.
  • Care & Cover: $10M public liability insurance and ID-verified cleaners. If something on the checklist is missed, tell us within 48 hours (we may ask for photos) and we arrange a free re-clean within seven business days; if you are still unhappy, we review it and offer a fair credit or refund. See our booking terms.
  • Free cancellation up to 24 hours before your clean; inside 24 hours a fee may apply under the current cancellation terms.
  • You pay after the clean. A temporary security hold is placed on your card about 48 hours before; it is not a charge.

Who we suit, and who we may not

We suit you if you want a set checklist done in one visit at a price you know beforehand, with someone to contact if something is missed. Another provider may suit you better if you want the lowest hourly rate, want to choose the hours and tasks yourself, or need work outside our published checklists. Carpet steam cleaning can be booked on its own or added to a deep or end-of-lease clean.

Price history

How have cleaning prices changed in Melbourne?

On our previous booking platform, the median price paid for a 2 bed, 1 bath standard clean in Melbourne is shown for each year with at least 30 such cleans. They were charged on price lists that no longer apply, so they show how prices have moved, not what a clean costs today. Today the same home costs $216 a visit fortnightly, or $253 one-off.

AUD including GST, as charged at the time and not adjusted for inflation. These came from the booking platform we used until 2025. Most were regular-plan visits at a recurring discount, on price lists that no longer apply, so they are history, not a current price.

Method

How we worked out these figures

Current prices come from our live booking calculator; booking figures come from completed Simply Maid cleans; market prices come from other companies' own websites. We keep the three apart.

Current prices

Read live from the same calculator the booking form uses, for a home that has been kept on top of, with no extras or discount code. They include GST and the Care & Cover fee. The calculator has no location input, so prices are identical in every city.

Booking figures

One completed clean is one observation. We exclude cancelled, test and staff bookings, $0 bookings and cleans refunded 90% or more, and net partial refunds off the price. Medians are shown only at 30 or more cleans from 20 or more customers, and the middle half only at 50 or more. Figures about what customers paid use only our current booking platform, because cleans on our previous platform were priced on old price lists. Home-size mixes use completed cleans from January 2021 on both platforms. Figures are recalculated daily. Our customers are not a sample of the whole market, so we don't present these as market averages.

Market prices

Prices published on each company's own website, read on the date shown: fixed price lists, 'from' prices, a company's own calculator and stated hourly rates. We exclude marketplace and guide estimates, sites that copy one price table across cities, franchise duplicates and pages that did not load. We don't convert flat prices into hourly rates.

Current prices, discounts, allocated times and interior inclusion summaries are read from the production booking catalogue. These describe new bookings; existing recurring customers retain their agreed terms. Historical paid prices and dated competitor research describe their stated periods.
