Market check
What do Perth companies charge for an end of lease clean?
Four Perth companies publish vacate cleaning prices: one bedroom from $200 to $330, two bedrooms from $280 to $385 and four bedrooms from $400 to $550; compare the live Simply Maid column with the dated provider quotes and their inclusions.
Most Perth price lists are "from" prices by bedroom count, often before add-ons, and none we read states whether GST is included. Carpet steam cleaning is extra, at about $40 to $135 a room. The oven and inside windows and tracks are usually included; wall washing, blinds, the balcony, the garage and the fridge are usually extras.
Re-clean promises were usually 72 hours, with conditions: the home kept in reasonable condition, the property manager flagging problems in time, and outdoor areas and carpet stains excluded.
Consumer Protection WA said the 87 vacate-cleaning complaints it received in two years involved jobs costing between $460 and $1,560.
End of lease clean. None of these published prices meets all comparison requirements, including stated bedrooms, bathrooms and GST treatment, so we list them without counting cheaper or dearer. Also listed, not counted: 11 starting prices and 4 without stated GST treatment.

Published prices read from each provider’s own website on 12 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it; an ex-GST price is compared with 10% added. A price is counted as lower or higher only when it is a stated price for the same bedrooms and bathrooms and is not a regular-visit rate. A page that doesn’t mention a task tells us nothing about whether it is included. What does our price include?
The oven, range hood, inside cupboards and drawers, the dishwasher and interior windows and tracks are included; full wall washing, a balcony, the garage and blinds are extras. A home with some build-up costs $96 more, and one that needs a proper reset $191 more.

What should I set aside for the complete job?
Start with the home clean and its condition allowance, then check any additional carpet or furnishing work before comparing final totals.

What makes Perth vacate quotes differ?

Do you need a professional vacate clean in WA?
No. You must leave the home reasonably clean and in a similar condition to when you moved in, allowing for fair wear and tear; a landlord can't insist you use a particular cleaning company.

What if the agent says it isn't clean enough?
Since 28 March 2026, WA bond disputes are decided for free by the Commissioner for Consumer Protection, with an appeal to the Magistrates Court within 7 days; an invoice counts for more than a quote.
Consumer Protection WA received 87 complaints about vacate cleaners in the two years to August 2025, and 80% alleged the work wasn't done with due care and skill. That is a count of complaints, not a failure rate, but it is why a written scope, an inspection before you pay and the cleaner's re-clean terms matter.
If something on our checklist was missed, tell us within 48 hours of the clean, with photos if you have them. We schedule a re-clean of those items at no cost, completed within seven business days of the original clean, and if it is still not right we give a fair credit or refund (terms). Book the clean a few days before the final inspection so there is time for that. It is a re-clean promise, not a bond guarantee: nobody can promise the outcome of a bond claim.

Why is your Perth price higher than other Perth price lists?

Can a WA landlord make me use their cleaner?
No. Consumer Protection WA says landlords and agents can't insist on a particular cleaning company and can charge only actual costs.
Who decides a WA bond dispute now?
Since 28 March 2026, the Commissioner for Consumer Protection decides, for free, with an appeal to the Magistrates Court within 7 days.
Does it cost more on a Saturday or in January?
No. Our price is the same on any day and in any month, and the same for a unit, townhouse or house. The only date-related charge is a same-day booking fee, which booking asks you to accept first.

We book 4h 30m of cleaner time for a 1 bed, 1 bath home, 4h 50m for 2 bed, 1 bath and 5h 30m for 3 bed, 2 bath. Two cleaners share that time, so they are on site for about half as long; a home that needs a proper reset adds up to 2h, and extra hours can be added at $93 per cleaner-hour.

Prices are read from the same calculator the booking form uses each time this page is shown; it has no location input, so they are the same in every city. Market prices are those Perth companies publish on their own websites for end of lease cleans of 1 to 4 bedrooms; we leave out comparison guides, marketplace estimates, copied or network tables, pages dated before 2025 and prices that include carpet steam cleaning, and we never average the ends of a range. Booking history is from our previous platform (December 2015 to March 2025); a median needs 30 bookings from 20 customers and a share needs 30. The national guide sets out the method in full.
